TEMPO ENHANCEMENTS-7/8/02 

Refreshing Listings - Tempo will no longer allow listings to be Cancelled or Withdrawn and then re-entered as a new listing for 30 days by the same agent in the same office. 

Smart Dates - search results will display date based on status of listing.
Active Listings - List Date
Pending, Cancel, Withdrawn - Off Market Date
Sold Listings - Close of Escrow Date
Expired Listing - Expiration Date 

Secondary Market Area is a new field added to the Quick Search Screen. This feature enables user the option to search for contiguous zip codes. (Note: Variance granted from Service Center) 

Agents now have the ability to change their password from MY PAGE. 

Tour Search Screen added the ability to search by house number, street name and price. 

Prospect search results to include bedrooms, baths, estimated square footage and dates. 

Commercial Property Reports to include MLS # and address on second page. 

Agent's email address will display on agent full report. 

Rental listing input form to include Purchase Option fields. 

Broker Report for Office Inventory to include Pending listings. 

When adding a new listing the default for the zip code field is "No Value Selected". 

An Active listing must first be put into Pending status before marked SOLD. 

Pocket Real Estate download will include unit # for attached property types.

In your Custom Searches and Custom Reports you can now include Agent First/Last name and the Office Name.

The CMA Wizard allows you to enter your subject property information and make adjustments to each comparable property.  The final report is a photo CMA showing your subject property with three comparable properties per page, including the adjustments.  Click here for the CMA Wizard manual.

Custom Mapping allows you to search directly from a map using the query tool or plot multiple properties from your search results on a map.  The address link will still take you to MapQuest.  Click here for the Mapping manual .

Maintenance will be done on our photo server Thursday, April 25th from 5:00 a.m. - 8:00 a.m.  DO NOT load any new photos to Tempo during this time.

MLS rule 10.1.2 states all listings with an accepted offer must be marked PENDING within 48 hrs. Listings which are contingent upon the sale of the buyers property may remain active with line one of the remarks reflecting that contingency. Listings in violation are subject to a $50/day fine not to exceed $500.00.

Searching by Owner Name in the Tax database is now working.  Enter the last name, then a space, then the first initial or first name.

There is a new School database on Tempo.  Click on TAX, SCHOOLS, and search for Public Schools, Private Schools, or Neighborhood Demographics.

The remark section of your listing, including the supplement should be limited to the physical description of the property & should EXCLUDE any personal advertising.  Agent phone numbers, pagers, web addresses may only be included in the Confidential Remark line if it directly relates to the listed property.

When submitting your photos using the Edit Media function the recommend photo size is  640x480.  If you send a larger photo it will be distorted and if you send a smaller photo it will be the size you sent.

ATTENTION MAPPING BETA TESTERS:  We have temporarily removed the new mapping feature to update the mapping server.  We will let you know as soon as this feature is available.

The recommend way to  print reports is to right click with your mouse, on a blank space of the report, then select print.

 

Emailing from MLS# Search: We are experiencing a problem when emailing from the mls# search.  If you view the properties then try to email them, you receive an "Error on Page".  Refresh your screen, enter the mls#'s and click on the email button first.  This is only a temporary work around until the problem can be corrected.

The recommended method for printing any report in Tempo is to click with your right mouse button, on a blank space of the report and select the print option from the pop-up menu.

Now Available - Custom Hotsheet: Prepare a Hotsheet with the search criteria you choose. Simply create a custom search, then click on Reports, Hotsheet, then Custom Hotsheet.

Tempo uses the field "Search Price" in quick search. When you enter a price in your search criteria it will look at the list price for active listings and the sold price for sold listings. On the search results it will display the list price for active listings and the sales price for sold listings.
