North San Diego County Statistics | March – 2012

The median price for all North County home sales – attached and detached – increased to $357,500 in February 2012 compared to $344,500 in January 2012. Detached homes in North County increased 3.75 percent to $415,000 in February 2012 compared to $400,000 in January 2012.

The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – decreased to 40 percent in February 2012 compared to 44 percent in January 2012.

The number of North San Diego County SFD listings (active and contingent) remained constant through early 2012, decreasing just 0.92 percent from January 2012 to February 2012.

Median days-on-market for single-family detached homes sold in North County decreased to 66 days in February 2012 compared to 68 days in January 2012.

According to the California Association of REALTORS®, the Unsold Inventory Index for existing, single-family detached homes in San Diego County was 6.3 months in February, down from 7.1 months in January. The February 2012 inventory was down from a revised 8.9 month supply in February 2011. The index indicates the number of months needed to deplete the supply of homes on the market at current sales rate.
