April 2013 HomeDex Reports the Highest Median Price in North County Since mid-2008

Detached homes in North County increased 1.9 percent in April 2013 to $535,000, compared to $525,000 in March 2013. Year-over median price for SFD in North San Diego county jumped 27.38 percent from $420,000 in April 2012, continuing a nine-month trend of year-over median price increases (the last two months exceeding 25 percent).

Median Days on Market Drops Significantly

Median days-on-market for single-family detached homes sold in North County fell to 19 days in April, compared to 26 days in March, reflecting increased market competition.

Inventory of Available Homes

The available supply of unsold inventory for single-family detached homes in San Diego County was 3.1 months in April 2013, down from 3.3 months in March 2013. The March 2013 inventory is down from a 4.8 months supply in April 2012. A six to seven month supply of unsold inventory is considered normal.

Affordability

The percentage of households that could afford a median-priced home in North San Diego County was 36 percent in April 2013, down from 39 percent in March. Affordability percentages assume homeowners place 20 percent down and spend no more than a third of their income on housing- an amount earned by 38 percent of county households for the median priced home.

Mortgage Rates

Mortgage rates decreased in April, with the 30-year fixed-mortgage interest rate averaging 3.45 percent, down from 3.57 percent in March 2013 and down from 3.91 percent in April 2012, according to Freddie Mac. Adjustable-mortgage interest rates remained unchanged from March, averaging 2.63 percent in April, but down from 2.78 percent in April 2012.

Statistics are obtained from Sandicor MLS data, Dr. Robert Brown, Professor of Economics at California State University of San Marcos is statistician and author of the reports.

The countywide median price for single-family detached homes increased 5.33 percent to $395,000 in March 2013 compared to $375,000 in February 2013. Year-over non-North County prices jumped 17.56 percent compared to March 2012.

The number of sold North San Diego County SFD units jumped 43.37 percent in March 2013 compared to February 2013, and year-over solds increased 10.47 percent compared to March 2012.

The median days on market fell to 26 days in march 2013, compared to 38 days in February 2013.

The Unsold Inventory Index for existing sing-family detached homes in San Diego County was 3.3 months in March 2013, down from 4.3 months in February 2013. The March 2013 inventory is down from a 5.1 month supply in March 2012. The index indicates the number of months needed to deplete the supply of homes on the market at current sales rate.

NSDCAR District System to be Enhanced for Greater Fairness and Participation

NSDCAR members will enjoy more opportunities to network and take part in community service and local advocacy efforts as the result of a reconfiguration of the association’s present network of districts.

Escondido Director Tom Stamos, who led a Board task force on District Representation, and fellow Director Marie Jebavy of Oceanside, shared the plan to reconfigure the present eight Districts into four larger ones during a meeting earlier today with Local District Coordinating Committee (LDCC) members and other District leaders. The plan won the unanimous approval by the NSDCAR Board of Directors at its March 14 meeting.

Effective Jan. 1, 2014, Carmel Valley and Encinitas will become the South Coast District while Carlsbad members will comprise the Central Coast District. The Tri-Cities District will serve members in Oceanside, Vista and San Marcos while Escondido, Valley Center, and Fallbrook will be in the new Inland District.

“This reconfiguration better reflects the changing market areas in our region while giving our members more equitable representation on our board of directors and more ways to serve their communities and gain recognition,” Stamos said. “And it gives NSDCAR a larger pool of prospective candidates for the association’s Board of Directors and other leadership roles.”

Marketing sessions will continue to be conducted as they are now and functions of the current LDCCs will remain in place. “This is a win-win for all concerned,” Jebavy said. “Our association will be stronger and be able to provide more opportunities for our members, and that’s what we’re here to do.”

In May, Agent Reboot comes to town and this year we’re doing it right. Hop on the Bus with us for a day of learning about all things Tech, Social and Web related to Real Estate. Inman Next hosts this one day event and they bring the best of the best to share their A-game strategies and how to’s, so you can apply it to your business quickly and efficiently. Plus, it’ll give you ideas on how to improve your marketing and not to mention, you’ll be hanging with your cool YPN peeps.  In order to get a seat on the bus you will have to search out your YPN committee members (Drew Hardin, Carol Farrar, Jennie Hoffer, Jason Wood, Sam Goodwin Lauren Violi and Lee Arnold).

In June, we’re getting together for what you come to know as an awesome networking mixer. Our last get together in March at O’Sullivan’s in Carlsbad sold out! If you missed it, then you missed it, but we have another fantastic mixer planned at Solterra Winery and Kitchen. Have you heard of this place? It’s just off Coast Hwy 101 in Leucadia. This urban winery sources their grapes locally in San Diego County and Valle de Guadelupe, Mexico. We have booked their barrel room for wine tasting, tapas and networking with North County’s Young Professionals.
