May 2, 2012 – NSDCAR District 4 Members (Carlsbad, Encinitas, Cardiff) presented a donation of $667.25 to Kriss Stewart, President of the Assistance League North Coast.

The Assistance League provides programs for children, from pre-school to graduating seniors in the school districts within the Tri-cities area. The organization provides clothing, uniforms, shoes, books and other supplies. The League also has programs that serve families and senior citizens. For more information visit http://www.alnc.org/

Red Alert – C.A.R. and NSDCAR Oppose $225 Transfer Tax

If passed SB 1220 (DeSaulnier) would permanently fund an affordable housing trust fund. Unfortunately, SB 1220 creates a real estate transfer tax of $75 per document to fund this program. In virtually all transactions a minimum of three documents are recorded – the grant deed, the release and reconveyance and a trust deed. SB 1220 will create a minimum $225 transfer tax and the amount may go higher depending on the number of documents recorded.

SB 1220 has not yet been recorded for a hearing. It’s important to educate legislators as soon as possible.

Why Oppose SB 1220?

SB 1220 targets one group (homebuyers) to pay for affordable housing which is an issue of broad social concern. SB 1220 seeks to fund affordable housing at the expense of home buyers.

SB 1220 increases the already substantial cost of buying a home. SB 1220 creates an additional transfer tax of $225 on almost all real estate transactions, including refinances, adding to the already substantial fees and taxes already paid by homeowners.

SB 1220 is NOT a flat recordation fee as some proponents suggest. This is a tax, and it is not flat. The money collected is not going toward recordation of documents, but to an entirely different fund not related to the transaction. And the cost can go up depending on the number of documents that need to be recorded.

Proponents suggest that this fund will substantially support homeownership, when in reality very little of the money will support homeownership opportunities. The funds will be used for shelters, transitional and permanent rental housing, as well as foreclosure mitigation.

While C.A.R and NSDCAR adamantly supports the creation of homeownership
opportunities, SB 1220 is clearly not the way to achieve this goal.

NSDCAR Receives Award for Outstanding Community Support from Police Athletic League

The Escondido Police Athletic League presented the North San Diego County Association of REALTORS® with a Partnership Award for outstanding community support. The award was given on March 8 in recognition and appreciation for the generous support NSDCAR REALTORS® have provided to the Police Athletic League (PAL) program. NSDCAR members have raised $42,100 in support of the PAL program over a three-year period.

In addition, The Escondido Police Athletic League was presented with a Citation Award from the California Parks and Recreation Society. The ceremony was held at the Encinitas Community Center on March 14 and presented in recognition of PAL’s continued work with youths in Escondido. The award also serves as a great testament to the generous support NSDCAR members have provided for this worthwhile program.

NSDCAR FALLBROOK Members Celebrate Read Across America with Students

On March 2nd, NSDCAR District 8 Fallbrook members shared their time reading to students at Live Oak Elementary School.

The yearly reading event celebrates Read Across America, a national program that encourages good reading habits for our youth. The day also often commemorates Dr. Seuss and his literary contribution to children.
