The new and improved Commercial Property Exchange Group (c-PEG) has been designed with additional features (photos, easier to create and maintain listings) and is a major source for commercial listings in North County.

Hello to everyone.  The Commercial Division has a lot of upcoming events and classes for this year that you will want to mark your calendar for.  We have instructor Rich Lombardi, CCIPS Institute, teaching a series of Investment and Commercial Real Estate classes that you will be able to add the CCIPS designation if you complete the series. They also come with DRE credits. The classes are:

 

-April 22 - Contracts and Negotiation

-May 20 Selling Income Property Analysis

-June 24 Selling Income Property Successfully

-July 22 Group Ownership

-August 19 Tax Aspects and Exit Strategies for Highly Appreciated Properties

-September 26 Financial Management for Realtors and Self-Employed

-October 21 Selling Income Property Creative Solutions

 

We have Attorney, Jackie Oliver on April 18 teaching about Commercial Forms and on May 7 she will be teaching on Vacant Land.  On May 23 she will have a class on Lease Options. 

 

Our big event is with a National Speaker, Bob Potter!  This will be held at the Encinitas Community Center on June 11 from 8:30 AM 4:00 PM.  The title of this event is Third Level Selling, Advanced Partnering Skills for Commercial Real Estate Providers.  You wont want to miss this!!!

Commercial Real Estate is a very broad category of business in the real estate field. It can cover industrial and office buildings, land, apartments, hotel/motel properties, retail businesses, and many other areas.

Commercial real estate differs from residential real estate in many ways. Some of those are: ownership of the property, financing, market area, holding period, and maintenance. These differences create a whole new training process, a new language, and in fact, a whole new way of doing business.

The Commercial Division of NSDCAR was organized to help agents and brokers face this myriad of challenges by:
  • Offering training classes and seminars to better educate the agents/brokers on the risks and benefits, as well as the hard knowledge, of commercial real estate
  • Introducing new commercial practitioners to many affiliate groups who could be of extreme value in helping to simplify the sale or lease process. These affiliates include commercial lenders, appraisers, inspectors, attorneys, sign makers, aerial photographers, architects, trainers, etc.
  • Offering the camaraderie of sharing information with peers.
  • Offering the opportunity to "pitch" products, both live and by email, to other commercial agents and brokers, to allow for a quicker sale or lease or to find the right product for the client(s).
Our members run the gamut of experience in commercial real estate, from residential agents who are just starting to learn commercial, and have only a few commercial listings a year, to full time commercial agents and brokers. They all have one thing in common, however; they love commercial real estate and want to learn as much as possible about it so that they can do the best job possible for their clients.
